What is a Home Inspection?
A professional home inspection is an objective, visual examination of conditions existing in the home on the day of the inspection which encompasses the structure and systems of a home from the roof to the foundation. Having a home inspected is like giving it a physical check-up. If symptoms are found, the inspector may recommend further examinations.
Why do I need a Home Inspection?
The purchase of a home is probably going to be the largest investment of your life. A professional home inspection will give you the complete picture regarding the condition of that investment and assist you in making your decision. It will help pinpoint any extra costs that may arise in the near future and will also advise you of preventive measures to take to avoid costly future repairs. The inspector will also point out positive aspects of the home.
What will a home inspection cost?
The inspection fee varies depending on the size and age of the property. A typical home under 3,500 sq. ft. will be in the $300-$400 range.(Home Probe's current price for a home under 50years old is $320.00 plus GST).Do not not let cost be the major factor in choosing you home inspector, make sure your inspector is qualified and a member of a respected professional association such as OAHI.

What is OAHI?
The Ontario Association of Home Inspectors is the provincially chartered professional body that sets training standards for it’s members and ensures all members are in compliance with those standards. What if my house fails the inspection?
A professional inspection does not give a house a “pass” or “fail” mark. The inspection gives a report on the condition of the home and an indication of it’s comparison to similar homes in the area. The decision of whether you are getting value for your money is best discussed with your realtor after you have received the inspection report. (Your inspector is not a specialist in the valuation of homes). |
